Real Estate

Back
Our practice includes all areas of real estate. From environmental, zoning, and land use issues for a new development to construction of your new home. In Florida our firm, and most other real estate firms also serve as title insurance agents. This allows us to both represent our client to assure that title to the property is suitable and then to issue a title insurance policy for additional protection. In Florida title is considered "GOOD" and "MARKETABLE" when it meets the standards promulgated by as the Uniform Title Standards  (click on this link to download / open 700k PDF file). Although by law title insurance companies are not allowed to insure ownership where the title is not marketable, it is not uncommon for this law to be violated. Title insurance is not a substitute for good title as many clients later discover when making a claim. This is why it is so important to first assure that title is good then insure the title.

If you have questions as to whether title to your property is "good" you should review the Uniform Title Standards. If you still have question, please call.

We represent both condominium and homeowner associations.  We assist the officers and directors in assuring compliance with their obligations under Chapter 718 and Chapter 720 Florida Statutes.  Our expertise in development and construction law enables us to assist in transition of control to the homeowners and in dealing with the common issue of defective construction that arises upon completion of a development.

We have a free e-mail subscription list to keep our clients and friends apprised of changes in condominium and association laws.  To join this list, type in your email address below then click subscribe.

Closings

Back
"Buying real estate is a complicated business. There are complex legal and title issues, plus a whole new vocabulary of unfamiliar terms to deal with. What is more, for most people it is still the biggest single purchase they will ever make. With all this in mind, don't you want someone on your side who is expert and knowledgeable? Your real estate attorney can look out for your interests, ensure that you get a clear title to your new property, as well as help you protect your investment for the future. Legal advice offers you something the average homebuyer really needs, and usually lacks: knowledge of the subtleties and peculiarities of real estate law and the transfer of property rights and title." (Brochure - 100k PDF file - provided by Attorneys' Title Insurance Fund).

"A lot of homebuyers are confused by title insurance. Is it optional? Is it something you may not need, like an extended warranty on an appliance? What exactly does it insure, anyway?"
(Brochure - 94k PDF file - provided by Attorneys' Title Insurance Fund).

Litigation

Back
Tom McKeel has extensive experience representing plaintiffs and defendants in civil litigation.  Our clients benefit from the knowledge gained from 100s of trials before juries and judges.  Our approach is to provide individual attention to every civil action with direct management of every case by the attorney who will work with you from the first meeting through trial and appeals.

We offer free consultations for personal injury claims.  We represent injured persons on a contingency fee basis, which means that there is no cost for our professional fees or costs unless you win.  Unlike many firms that accept cases only to refer the clients to another lawyer, we represent our clients at every stage from initial consultation, settlement discussions, trial, and appeals.
